The Problem with Zillow & Trulia

Zillow Trulia Sedona Homes and Sedona Real EstateZillow and Trulia are two popular “real estate” websites geared towards helping people search for homes in their local area and even estimating home values in their neighborhood.  Inaccurate information in Zillow and Trulia are causing a lot of problems for home shoppers.

Let me explain.

These sites are not part of the Realtors Multiple Listing Service (MLS) nor are they an MLS of any kind. Zillow and Trulia are ‘aggregators’ or in other words, they are getting the listing information from other websites or in a small percentage of cases the information is inputed directly into Trulia or Zillow by the home owner or real estate agent.

No problem so far. Generally accurate information going in on day 1.

SEDONA AZ REAL ESTATE MARKET UPDATE: 1ST QUARTER 2011

At the end of each quarter, we like to provide an update on the Sedona AZ real estate market.

Although foreclosures in Sedona are a small portion of market, they are making up a significant portion of the sales.  Having said that, the foreclosure sales did dip 6% this quarter.  With a foreclosure home, typically at a minimum, you will have to have the home caught up on maintenance that has been deferred by the previous owner.  Many times they have damaged and missing appliances.

Information was extracted from the Sedona Verde Valley Multiple Listing Service (MLS) and includes all residential homes, condos and townhomes.  Areas include West Sedona, Upper Sedona, Little Horse Park, Big Park, Red Rock Loop and the Village of Oak Creek.  All have a Sedona zip code.

I’m not seeing any really big changes which tells me we are probably stabilized.  Personally, we sold 3 homes this past quarter that went to multiple offers.  They were all under $300K and had views, making them highly desirable.  We are also seeing a lot of cash buyers which gives a lot more leverage when it come time to negotiate the price and terms.

Here’s the Sedona AZ real estate market statistics for the 1st quarter of 2011 (1 January to 31 March).

Still  active for sale: 419 – Down slightly from previous quarter
Sold: 100
Avg Days on Market for solds: 208 days ~ Up due to short sales (they take a LONG time to close)
Avg List Price to Sold Price ratio: 90.99% ~ small decline
Avg Market Sold Price: $460,019  (Up from $381,814) Some of the bigger homes are selling now.

FORECLOSURES
Currently Active for sale: 29 – No change from previous quarter
Sold: 29 – Down from 43 in previous quarter
Avg Days on Market: 86
Avg List Price to Sold Price ratio: 92.85%
Avg Market Sold Price: $380,795 (Up from $278,769 due to a big sale)

Here’s an update with the Sedona AZ real estate market statistics for the 3rd quarter of 2010 (1 July to 30 Sept).

New Listing on the Market: 19
Contingent sales: 23  — contingencies are usually based on financing or home inspection.
Pending – Contingencies removed: 3

Sold and Closed Escrow: 8
Median price of Sold Homes: $275,500
Sold price averaged 96.17% of the asking price of the home.

Finding Sedona Homes for Sale: Real Estate on the Net

Finding a home for sale in Sedona has never been easier.  A multitude of real estate websites exist, some better than others.  Most people begin looking for a home on the Internet.  Many real estate agents have a search available for the public on their websites.  If they don’t, you need to move on.  You also have the big boys like www.Realtor.com, www.Zillow.com, www.Trulia.com and others but it’s easy to get lost while meandering through a website that tries to cater to the entire nation.

A good real estate website will have a simple and advanced home search interface for those quick home searches but it should also offer a more in-depth advanced home search function as well.  It should also let you save the homes you find that you think match what you’re looking for.  Ideally, you would be able to rank or rate the homes in you found in Sedona.  To save the Sedona home search you will typically have to register with at least a name and valid email address.

If you find a real estate home search site you like, bookmark it immediately.  Find the best two or three real estate agents for the area you are interested in and contact them via email.  See how responsive they are to your request for more information on a home.  Did they send you a canned reply or some good detailed information on the property and home?  Good information on a home and a fast reply are signs you are working with someone that can help you find the right house quickly and will be responsive to your needs.

Before you start your search for a home or real estate in Sedona, be sure to sit down and write out what you NEED in a home and what you WANT in a home.  Set your price limit for the home and stick to it unless you have a really good reason to bust it.  Above all, be realistic about the market and listen to your Realtor.

Once you find that home or lot in Sedona, ask your real estate agent for a Comparative Market Analysis or CMA.  They should be able to give you one quickly.  It will show you what similar homes, in similiar locations have sold for and what else is on the market that is comprable.  You will see what the home listed for and what the home sold for.  See if you can find a consistent price reduction percentage.  Note: due to the unique nature and condition of foreclosures, they should not be used in a CMA unless you are also buying a foreclosure home.
