SEDONA AZ REAL ESTATE MARKET UPDATE: 1ST QUARTER 2011

At the end of each quarter, we like to provide an update on the Sedona AZ real estate market.

Although foreclosures in Sedona are a small portion of market, they are making up a significant portion of the sales.  Having said that, the foreclosure sales did dip 6% this quarter.  With a foreclosure home, typically at a minimum, you will have to have the home caught up on maintenance that has been deferred by the previous owner.  Many times they have damaged and missing appliances.

Information was extracted from the Sedona Verde Valley Multiple Listing Service (MLS) and includes all residential homes, condos and townhomes.  Areas include West Sedona, Upper Sedona, Little Horse Park, Big Park, Red Rock Loop and the Village of Oak Creek.  All have a Sedona zip code.

I’m not seeing any really big changes which tells me we are probably stabilized.  Personally, we sold 3 homes this past quarter that went to multiple offers.  They were all under $300K and had views, making them highly desirable.  We are also seeing a lot of cash buyers which gives a lot more leverage when it come time to negotiate the price and terms.

Here’s the Sedona AZ real estate market statistics for the 1st quarter of 2011 (1 January to 31 March).

Sold: 100
Avg Days on Market for solds: 208 days ~ Up due to short sales (they take a LONG time to close)
Avg List Price to Sold Price ratio: 90.99% ~ small decline
Avg Market Sold Price: $460,019  (Up from $381,814) Some of the bigger homes are selling now.

FORECLOSURES
Currently Active for sale: 29 – No change from previous quarter
Sold: 29 – Down from 43 in previous quarter
Avg Days on Market: 86
Avg List Price to Sold Price ratio: 92.85%
Avg Market Sold Price: $380,795 (Up from $278,769 due to a big sale)

Buying a Second Home in Sedona AZ – Sedona Real Estate Guide

If you are in the enviable position of looking to buy a second property in Sedona then congratulations. The equity that you stand to gain from this purchase can be considerable, just remember to plan properly, to maximize your gain. The first step in this process is to decide what the second Sedona home will be utilized for. Is it a vacation home? Perhaps a long or short-term rental? Either way, the more detailed about your forward planning you are, the smoother the process will be.

If you are looking at this purchase as a source of income then certain steps should be taken to ensure the home will bring in as much money as possible, thus allowing you to pay off the mortgage quicker. For this type of investment, the cleaner the better. Nice homes are in high demand, and they fetch a good monthly rate.  Also, ask yourself, “am I ready to be a landlord?”   This will involve the task of finding and maintaining good tenants, and sometimes having to do what’s right for you and your property, not what’s right for the renters. If you have the tendency to be “too nice,” then being a land lord may not be for you.   You can also hire a property management firm to take care of finding tenants, writing the lease, collecting the rent and all the other things that need to get done.  They can do this for a portion of the rent and you can usually deduct it from your taxes.

10 Tips: Buying (or not) Short Sale Homes in Sedona AZ

A short sale is when a home is being sold for less than the owner owes on the home.  The seller may or may not be on the hook for the difference between the sales price and what’s owed.  Generally, in Arizona, they will not be.  The Bank or Mortgagee must approve the sale.  Usually these properties are already in the system for a foreclosure.

This is problematic to start with and do not go into this situation without your own buyer representative.  In my experience you may run into a seller who has little or no motivation to cooperate.  I’ve had the seller agree to the price and then leave on vacation (?) for a month and refuse to sign any paperwork from the lender till they return.

If handled properly by the listing agent, it can run smoothly but right now we have many real estate agents going out and listing short sales and having no idea what they should be doing to make it a viable property.

10 questions to ask when buying a short sale:

  1. How many mortgages are on the home?  More than one will really increase the difficulty (very, very difficult).
  2. Has a title report been pulled to confirm the number of loans on the property?
  3. Has the lender approved the listing price?
  4. Can I see the lender approval of the listing price?
  5. Has the seller submitted all the necessary paperwork for approval of the short sale?
  6. Can my Buyer Agent call the lender rep to confirm?
  7. Has the lender assigned a negotiator for the property?
  8. Has the lender ordered an appraisal?
  9. What kind of response time can I expect from the lender?
  10. How long is it going to take to close?

Our experience has not been very good with short sales.  Most are ill prepared for the market.  They will take quite awhile to close and in our experience, the bank may pull acceptance at the last moment if they have an appraisal that supports a higher sales price.

If you have a home to sell that is a short sale, you need to find an agent that has the systems to ensure your success.  It’s a complicated process and most real estate agents are not equipped to handle a short sale properly.  You can benefit though, you will likely be able to get a mortgage again in two years for a short sale versus 7 years on a foreclosure.

Foreclosures for buyers are a whole other animal and are much, much easier to acquire, but that’s another blog post.

Devil’s Bridge Hike – Sedona Activities

We hiked up to Devil’s Bridge yesterday. It’s a bit over 2 miles I believe. You climb 400′ in elevation so the trip back seems way faster than going in.

Several people took cars back on the jeep trail. Hope they were rentals. The scraping noises were pretty loud!

Sedona prices and perspective

I had a not so unusual experience today. We are at an open house, 110 Appaloosa in Sedona. Anyway, two couples are in the house. One from San Francisco and one from Iowa. The Iowa couple think the home is grossly over priced and when I’m talking to the SF couple they are wondering what “the catch” is… it’s to cheap.

Real Estate is a local thing. Sedona prices are at 2003 levels. Lots that sold for $580K in 2005 are now selling for 140K pre-foreclosure (not many though).

The best thing you can do when looking for a home or a lot in Sedona is to call or email a dedicated, Buyer Representative… particulary one that is trained and certified.

National Existing Home Sales Rise in September – Sedona AZ Real Estate Guide

Existing-home sales rose again in September, affirming that a sales recovery has begun, according to the National Association of Realtors®.

Real Estate transactions which included single family homes, town homes and condos, rose 10%

The NAR chief economist, said the housing market is in the early stages of recovery. “A housing recovery is taking place but will be choppy at times depending on the duration and impact of a foreclosure moratorium. But the overall direction should be a gradual rising trend in home sales with buyers responding to historically low mortgage interest rates and very favorable affordability conditions,” he said.

The national median existing-home price2 for all housing types was $171,700 in September, which is 2.4 percent below a year ago. Distressed homes3 accounted for 35 percent of sales in September compared with 34 percent in August; they were 29 percent in September 2009.

Single-family home sales increased 10.0 percent to a seasonally adjusted annual rate of 3.97 million in September from a pace of 3.61 million in August, but are 19.5 percent below the 4.93 million level in September 2009. The median existing single-family home price was $172,600 in September, down 1.9 percent from a year ago.

I believe we are now scraping along on the bottom.  I’m seeing more people looking for lots and trying to get those view lots for 130K instead of the 580K that was paid in 2005.  If you want get a great deal. Sedona Trails: West Fork of the Oak Creek

Yesterday, we hiked the west fork of the Oak Creek.  The parking lot for the trail is about 9 miles out of Sedona up the Oak Creek Canyon.  It’s $10 per car to park there.

The trail starts out by crossing Oak Creek and then going through a fruit tree orchard.  You’ll pass some ruins as well.  The ‘designated’ trail is 3.2 miles long.  The trail does continue past that for another 11 miles until it hits a Forest Service Road.  We went about 4 miles up the trail.  No loop, you come back on the same trail you went up.

The crowds start to thin out after a mile and we saw only a few people past 2 miles in.  The monsoon season in Sedona this year hasn’t yielded a lot of rain.  The water was running real low and clear.  A thunderstorm did mov in for a couple hours (we got wet) and the stream picked up appreciably.

It’s a fairly easy hike, you only gain 250′ in elevation on the first 3 miles.  You do have to cross the stream several times.

Didn’t catch any trout.  It’s catch and release and mostly wild Brown Trout.

It’s a trail I highly recommend.  Easy going and small kids can handle it without much trouble.  It is one of the most popular trails in Sedona’s Oak Creek Canyon.

Sold price averaged 96.17% of the asking price of the home.
